Mortgage Valuations

A Mortgage Valuation is the assessment of the ‘market value’ of a property according to a qualified building surveyor to enable the lender to assess the amount of the mortgage loan. The Mortgage Valuation survey is generally commissioned and used by lenders in order to establish whether the property being purchased will be adequate security for the amount of the loan.

Homebuyers Report

The Homebuyers Survey covers structural safety and provides more detailed information on the property than that of the Mortgage Valuation. The Surveyor Looks for problems such as damp, timber decay, any infestations, the condition of any damp-proofing, insulation and drainage and structural movement as well as reporting on the general condition of the property. The conclusion of the report will provide an estimated cost of rebuilding the property for insurance purposes and the value of the property on the open market.

Probate & Matrimonial Valuations

Market Value Reports are often required for Probate, Matrimonial and Tax purposes. These Market Valuations can be undertaken to RICS Red Book standards.

Energy Performance Certificates (EPC’s)

Home Condition & Property Care Reports

Full Building Surveys

The Building Survey is the most complete and expensive survey. It is suitable for all properties, especially listed buildings, older buildings, properties you plan to renovate or alter in any way. So you should consider this approach – spending a little more now could save you significant sums in the future. The survey will advise on major and minor defects and what they could mean over the short to long term. The potential cost of any such repairs. Results of damp testing within the property. Timber decay, any infestations, the condition of any damp-proofing, insulation and drainage (though drains aren’t tested) and structural movement as well as reporting on the general condition of the property. Any urgent problems that need inspecting by a specialist will be highlighted before you sign a contract. Ultimately offering a more in-depth inspection than the Homebuyer Report.
